6 Signs That It’s Time To Sell

1. You are mentally prepared to get the house ready and move-on.

-Just because the numbers say you’re ready, doesn’t mean you are prepared for what could be an emotional rollercoaster. You need to be willing to: prepare the house for the market, keep the house “show ready”, take potential criticisms from house hunters, play hard-ball with buyers if necessary, and actually move-out of your family home.

2. You have equity.

• We can put together a net-proceeds sheet for you with approximate expenses included, but you should also consider moving costs, cleaning costs and some extra for repairs that may be required. Ideally you’ll have enough left to put down 20% or more on the next house.

3. You can afford to buy a better fitting home.

• Often, the sale of a house is the result of it no longer being the best fit for a number of reasons. It might be too small, too large, have a yard that is too big or too small, or it might be in the wrong town or area of town. A very important factor that might be overlooked is, that the next house fits all of those metrics better AND is within your budget. The last thing anyone wants is to move in to a beautiful new house and have to eat ramen for the next 30 years. Don’t get us wrong we love ramen, but eating it because you want to and eating because that is the only option are two different things.

4. You can financially afford to move

-Re-arranging your home and decorating the new one with your existing things are free, but that is generally not what happens. You’ll want to make sure you can cover new decor and furniture to fit the new spaces. Also, you have to get the stuff there so don’t forget about movers or at least the cost of a couple pizzas and some beer to pay back your friends.

5. You Get the Market
