You Need a Realtor When Buying New Construction.

Why should you work with a Real Estate professional if you are looking to buy a new construction home?

Many buyers believe that they don’t need anyone to represent them if they are working with a builder. Here are six of the reasons it is a good idea to have an agent represent you.

1. On-site sales representatives are employed by the owner/developer or builder, you should have someone working for you too. While a new construction home doesn’t come with any concerns about past homeowners, it can be a long process with a lot of steps. Many things can cause delays; weather, labor issues, a shortage of materials, etc.

2. Some builders have good reputations for completing jobs on time and doing quality work, some do not. If a builder goes above and beyond for their customers, an agent is going to hear about it. On the other hand, if a builder does less than stellar work or treats customers poorly, we hear about that too. Agents can help you choose the lot or features that have the best resale potential. Some add-on features can be overpriced and you would not be likely recuperate the money when it is time to sell.

3. It is free for you. Residential real estate commissions are paid by the seller, this includes new construction. You have nothing to lose. Why not have a professional working with you and representing your interests?

4. We can help you negotiate for the best deal and terms. If for no other reason, a real estate professional can look over the contract and paperwork with you, we do it everyday. Buyer’s agents act as an advocate for you through all of the steps of the home buying process.

5. We have relationships with lenders and insurance professionals. No matter how you are paying for the home, having an experienced person on your side can help things go more smoothly.

6. We often have past clients who live in the community. Because we do this full time, we have many points of contact with knowledge about amenities, clubs and future plans.
