Prepare for a Home Inspection

Once we get an offer accepted on your home the buyer has the right to have an inspection done. There are a few things you will need to do to make sure the home can be inspected.

 

  1. If the home is not occupied, make sure the utilities are turned on for the inspection day.
  2. Make sure electrical sockets, light fixtures, switches and fans are working.
  3. Confirm smoke and carbon monoxide detectors have new batteries and are operable.
  4. Check that faucets and toilets run properly and don’t leak.
  5. Clean stove and oven so they do not smoke. Especially if you have done #3.
  6. Verify doors and windows open and close and all hardware works.
  7. Clear obstructions around furnace, water heaters and attic access.
  8. Leave keys for outbuildings and exterior electrical boxes.
  9. Remove brush and debris from exterior inspection points.
  10. Gather documentation for renovations or repairs that have been made.
  11. Provide sketch showing location of septic tank and well.
  12. Remove or crate pets.
  13. Plan to be away for at least three hours.
  14. Consider having your home pre-inspected so you can eliminate any possible issues before the buyer’s inspection.

Having your home picked apart is never a comfortable experience, doing the above steps will allow you to have a little more piece of mind that you have done everything you could have been done. The inspector is paid to find issues, so they probably will. Any repair requests are starting points of negotiations and you are not required to do any repairs. We will negotiate on your behalf to make sure you are not giving away anything.
