It Pays To Stage Your Home
In previous #ProTipTuesdays we have written about prepping your home for a quick sale, and the value of staging your home. Those blogs can be found here : http://www.jacksonvillehomes365.com/prepping-your-home-for-a-quick-sale-the-essentials/ and here http://www.jacksonvillehomes365.com/test/ . This week we will explore further why staging your home could cost virtually nothing, or make you money.
- According to the National Association of Realtors for every $100 dollars spent on staging, the return is $400. While that is an average across the country, a 400% return on investment is certainly an eye-opening figure.
- As mentioned in previous blogs, a home that is professionally staged spends 73% less time on the market than non-staged homes. The National Association of Realtors reports that the faster a home sells, the higher the sales price. In today’s market and in most price categories, the most desirable homes on the market are receiving multiple offers and sell for at or above asking price. To get the best possible price for your home it needs to be in great shape and priced well. We can walk you through our statistical model for pricing a home to make sure we price it correctly.
- We can have a professional stager come in a give advice on how to make your home stand out using your own furniture and decorations. Often a better option is to have that professional completely stage your home. The price for staging varies based on size of the home. One thing to keep in mind is that it is most likely less expensive than putting the home on the market as-is and waiting to see what happens. After a period of time and based on what the market is telling us about the price of your home, we may need to adjust the price down to meet the market’s expectations. That price adjustment often costs more than what one would pay to get the home staged. Generally, price adjustments happen in $5,000 increments because those searching for homes use these benchmarks to filter their home search.
We work with some fantastic designers and stagers. We would love to have them join us at your home to begin talking about how to prepare your home for the market. More money and faster… who doesn’t want that?
